General Policies

Santos River Serviced Apartments include from Studios (T0) to Two bedroom apartments (T2) (almost all with views to the river).

 

Two-bedroom apartments (T2)

-          Accommodate up to 4 guests (1 bedroom with 1 couple bed and 1 bedroom with 2 single beds). Besides the 2 bedrooms and the living room, there is a walk in wardrobe with approximately 7m2. One full bathroom. Lateral view to the River and Garden/City.

 

One-bedroom Superior apartments (T1 Superior)

-          Accommodate up to 4 guests: 2 on a couple bed in the bedroom and 2 on a couple sofa-bed in the living room. Besides this couple sofa-bed, there is a regular sofa in the living room. The living room is considerably larger than in standard one-bedroom apartments. The couple sofa-bed is placed at the living room’s end - which is "L" shaped - thus giving more privacy. These apartments do not have River view.

 

One-bedroom River apartments (T1 River)

-          Accommodate up to 2 guests in a bedroom with a couple bed or single bed (upon request). Full kitchen and complete bathroom (with tub and bidet). All One-bedroom River apartment have River view.

 

Studios (T0)

-          Accommodate up to 2 guests on a couple bed in the living room. View to interior courtyard.

 

Extra-beds (single) available, except for Studio. Daily rate €20,00 VAT = €21,20.

NOTE: a City Tax of EUR 1 per person per night have to be charged. This City Tax is subject to a maximum amount of EUR 7 per guest. This tax applies to guests 13 years or older. The City Tax is cherged with the reservation.

Our serviced apartments system accumulates the advantage of a single invoice.

All apartments are fully furnished and equipped and the accommodation charge includes the following services:

- Cleaning once a week (applicable only for stays superior to 7 nights), to include vacuuming and/or washing floors,  washing and changing all bed linen and towels provided by us, cleaning of bathroom sanitary ware and kitchen fittings. Kitchenware washing and rubbish change are not included; Extra cleaning available upon request (extra charges);

- Cable TV;

- Free cable

- Utilities (electricity and water)

- Wireless Wi-Fi Internet

Equipment:

- Air conditioning

- TV and DVD (in living room)

- Modem

- Full kitchen with: Rrefrigerator with freezer, Washing machine with Drier, Dishwasher, Stove, Oven, Microwave, Kettle, Toaster

- Iron and ironing board

- Hair drier

 - Safe Box

All apartments are non-smoking.

No pets allowed.

 

We provide a welcome kit (tea, coffee, shampoo, gel and toilet paper) for entry.

 

Check-in

Check-in will be possible from 3pm on the day of arrival. Please always arrange check-in prior to arrival as we do not offer a 24/7 reception desk or doorman. Early arrivals possible on request.

 

Check-out

You will be requested to leave the apartment by 10am on the day of departure. Extended check-out only on request.

 

Payment is always due in advance, to secure the reservation.

The reservation will only be confirmed upon receipt of payment.

Security deposit: payment card can be used as security deposit in case of damages or unpaid expenses.

The apartments are non-smoking. Smoking in your apartment/building will result in a charge.

 

Cancellation policy:

- No charges for cancellations until 14 nights prior to date of arrival.

- If cancelled later than that or no show, we can charge 14 nights rent.

 

Payment is always due in advance.

 

In case of an earlier departure, we require a 14 nights minimum notice only.

Minimum stays: 3 nights for Studio and One-bedroom River apartments; 7 nights for One-bedroom Superior and Two-bedroom apartments.

Please note that we cannot secure any reservation without previous payment, and we do not accept reservations after 5pm for the same day of the arrival.

We will require your invoicing details (name/company, address, contact, taxpayer identification number), as well as each lead guest’s personal details (name, passport number, nationality and contact).

PLEASE NOTE:
Full booking amount will be charged upon booking. Payment by credit card are subject to an administration fee of 4%, non refundable.
Your booking is subject to confirmation. After validation of your card details, we will send confirmation of your booking once payment received.
If you choose payment by bank transfer, please inform us now and deduct all bank charges at source and kindly send us a copy within 48 hours.
